Pre-Engineered Metal Buildings vs Stick-Built Construction
Most homeowners planning a detached garage, workshop, or small commercial outbuilding default to stick-built construction without ever pricing the alternative. That default costs them money, time, and in many cases, a better building. Pre-engineered metal buildings, or PEMBs, have moved from agricultural and industrial use into mainstream residential construction over the last decade, and the cost gap between the two methods has widened in favor of steel.
Before you sign a contract with a general contractor or order a prefab kit, here is what actually separates the two construction methods across the six factors that matter most. Cost, timeline, durability, maintenance, customization, and resale value.
1. Cost Per Square Foot
This is the comparison that gets the most attention, and also the one most homeowners get wrong, because they compare the wrong line items.
A pre-engineered metal building shell, which means the primary frame, secondary framing, roof and wall panels, fasteners, and standard trim, typically runs between 15 and 25 dollars per square foot for a residential-scale building of 1,200 to 3,000 square feet. The shell for a 30-by-40-foot garage, or 1,200 square feet, falls in the $ 18,000 to $ 30,000 range, delivered to the site.
Stick-built construction for the same footprint runs 30 to 60 dollars per square foot for the structure alone, which puts the same 1,200-square-foot garage at 36,000 to 72,000 dollars before any interior work. The labor portion of stick-built is the main driver. The National Association of Home Builders has documented that framing labor costs have climbed faster than material costs every year since 2020, and that trend has not slowed.
Where homeowners get confused is in apples-to-apples comparisons. A PEMB shell does not include the concrete slab, electrical, insulation, interior finish, or HVAC, and neither does a stick-built shell. Both methods require those same trades. The savings on the structure itself flow straight to the project's bottom line, which is why a finished metal garage or workshop often comes in 30 to 45 percent under its stick-built equivalent. Companies that sell prefab metal garage kits have built much of their business on this gap, since the customer can use the savings to upgrade the slab, add insulation, or finish the interior to a higher standard.
2. Construction Timeline
The timeline difference is bigger than the cost difference and often more decisive for homeowners working around a season or a relocation.
A stick-built outbuilding from permit to weathertight typically takes 4 to 6 months. Crew availability, weather delays, and inspection cycles drive the variance. A 6-month timeline is realistic in most US markets right now, given the trade labor shortage the Bureau of Labor Statistics has flagged for construction since 2022.
A pre-engineered metal building runs on a different clock. Kit fabrication takes 4 to 8 weeks from order to delivery. Site preparation and slab pour run in parallel, usually for 2 to 4 weeks. Erection of the steel shell, once the slab cures and the kit arrives, takes 1 to 3 weeks for a residential-scale building with a small crew. The total project timeline from contract signature to weathertight shell often ranges from 8 to 14 weeks.
That is roughly half the calendar of a stick-built project, and the schedule is tighter because the kit components are factory-fabricated to spec rather than cut on-site.
3. Durability
Steel framing outlives wood framing on every metric that matters to a property owner.
The Metal Building Manufacturers Association cites a typical design life of 50 years for a properly maintained pre-engineered building, with primary frames engineered to the same International Building Code wind and snow loads as those for any commercial structure. A standing-seam metal roof has a 40- to 60-year service life. A standard asphalt shingle roof on a stick-built outbuilding runs 20 to 25 years before replacement.
Wind ratings on PEMBs are explicit and certified. A typical residential metal building is engineered for 90 to 130 mph sustained wind loads as standard, with 150 mph and higher available in coastal markets. Stick-built outbuildings rarely carry that kind of engineered rating unless the homeowner specifies it and pays for the upgrades.
Steel does not rot, warp, harbor termites or carpenter ants, or absorb moisture. The three failure modes that retire most wood-frame outbuildings ahead of schedule, rot, pest damage, and moisture intrusion, are simply not in play for a steel structure.
4. Maintenance Over The Life Of The Building
This is the line item most buyers miss entirely when comparing the two methods.
A wood-frame outbuilding requires repainting or restaining every 5 to 7 years, roof replacement at 20 to 25 years, periodic siding repair, pest inspections, and ongoing rot remediation in any climate with humidity or freeze-thaw cycles. Owners who already maintain consistent property care routines know how quickly those line items can add up. Industry surveys cited by the National Association of Home Builders put the annual maintenance cost for a typical wood-frame outbuilding at 1 to 2 percent of its replacement cost.
A pre-engineered metal building with factory-finished panels, typically with Galvalume or Kynar 500 coatings, retains its finish for 25 to 40 years. Annual maintenance for a residential PEMB is closer to 0.3-0.5 percent of replacement cost. Over a 30-year ownership window, that delta adds up to tens of thousands of dollars on a mid-size building.
5. Customization Options
One myth worth killing here. The idea that metal buildings are limited to plain rectangular boxes with industrial finishes.
Modern PEMBs accommodate clear-span widths from 20 to 100+ feet, ceiling heights from 8 to 30+ feet, custom roof pitches from 1 in 12 to 6 in 12 or steeper, and almost any combination of windows, walk-in doors, roll-up doors, and porches the buyer specifies at order time. Exterior cladding is available in dozens of profiles and colors. Stone, brick, or wood veneer can be applied over the steel for a residential look that reads nothing like a warehouse.
The honest tradeoff is that customization decisions are locked in at the order stage rather than during framing. A homeowner who wants to move a door or window opening after the kit arrives faces a real change order. Stick-built construction is more forgiving of mid-project design changes, which can matter if the project scope is still evolving.
6. Resale Value
This is the foggiest of the six categories because residential appraisal data for metal outbuildings are less standardized than data for the main house.
What I see consistently in buyer patterns is that a finished metal workshop, garage, or shop building on a residential property adds value at roughly the same rate per finished square foot as comparable wood-frame outbuildings, and sometimes higher in rural and exurban markets where buyers actively want the workshop or shop space. Barndominium-style builds, which combine living quarters with a steel shop on the same slab, have seen strong demand in the same markets since 2021.
The factor that drags down resale on any outbuilding is poor finish quality, not the choice of framing material. A metal building with a clean exterior, matched trim, and a properly poured slab appraises and sells without friction in almost any market. A metal building thrown up without attention to those details appraises poorly, just like a stick-built shed with rotted trim. The same principle that drives a well-planned interior remodel applies to outbuildings. Finish matters more than framing material.
When Stick-Built Still Wins
Three scenarios still favor traditional framing.
- Highly irregular footprints. If the design has multiple wings, bump-outs, dormers, or a curved exterior wall, stick-built handles those geometries with less custom engineering.
- Strict HOA or municipal aesthetic requirements. Some HOAs prohibit visible metal siding entirely, regardless of color or profile. Check the covenants before you spec.
- Very small footprints under 400 square feet. The cost gap between methods narrows on small buildings because PEMB fixed costs are spread over fewer square feet. A 12-by-16 shed will often pencil out closer than a 40-by-60 shop.
The Decision Framework
If your project is a detached garage, workshop, shop, or barndominium between 800 and 5,000 square feet, the math leans heavily toward a pre-engineered metal building. Lower shell cost, shorter timeline, longer service life, lower maintenance, and more customization than most buyers assume. If your project is smaller than 400 square feet, more complex in shape, or constrained by strict aesthetic covenants, stick-built may still be the right answer.
The mistake to avoid is defaulting to stick-built simply because that is what your local contractor knows how to do. Price both methods. Run the timeline numbers. Compare the maintenance curves. The right answer is usually clear once the real numbers are on paper.
