Inspect all caulk joints carefully during your annual inspection. Signs that caulk needs replacement include cracking, shrinkage pulling away from one or both surfaces, brittleness that causes it to crumble when pressed, and discoloration indicating mold growth in a joint that is no longer sealed.
When recaulking, remove the old caulk completely before applying new material. Old caulk that is partially failed creates an uneven surface that prevents new caulk from adhering properly and forming a continuous seal.
